Reinstatement Cost Assessments
Make sure your buildings insurance is set at the right level.
What Is A Reinstatement Cost Assessment?
A Reinstatement Cost Assessment (RCA) calculates how much it would cost to completely rebuild your property if it were destroyed – for example by fire or flood. This is the figure your buildings insurance should be based on.
Rebuild cost is not the same as market value. Market value includes land and location, while reinstatement cost reflects demolition, site clearance, professional fees and rebuilding the property.
Who Needs An RCA?
- Homeowners – especially older, listed or unusual homes
- Freeholders & management companies
- Landlords and property investors
- Commercial property owners
- Anyone who has extended their property
Why It Matters
Avoid Underinsurance
If you are underinsured, your insurer may reduce any claim in proportion to the shortfall – even for a small claim.
Avoid Overpaying
Overinsuring means paying higher premiums than you need to.

Frequently Asked Questions
How often should an RCA be updated?
Building costs change over time, so the figure should be reviewed regularly and after any significant alterations. Many professionals recommend a full reassessment every few years, with index-linked updates in between.
Is the rebuild figure in my mortgage valuation accurate?
It is often a quick estimate. A dedicated assessment based on a full inspection and measurement gives a more reliable figure.
