Specific Defect Surveys
Expert investigation of known problems – with actionable recommendations for repair.
Focused, Expert Answers
If you have spotted a problem with a property – a crack, damp patch, sagging roof or failing render – a specific defect survey gives you a focused, expert assessment of that issue.
Unlike a full home survey, it concentrates on one or a small number of issues, making it a cost-effective way to get clear answers.
You Will Find Out
- What is causing the problem
- How serious it is
- What happens if it is not addressed
- How to put it right
Common Defects I Investigate
- Cracking and structural movement, including suspected subsidence and heave
- Rising damp, penetrating damp and condensation
- Timber decay, wet rot, dry rot and woodworm
- Roof leaks, failing coverings and chimney defects
- Bowing walls, wall tie failure and defective lintels
- Problems with render, pointing and external finishes
- Defects in extensions and recent building work

Frequently Asked Questions
Do I need a specific defect survey or a full survey?
If you are buying, a Level 3 survey covers the whole building. If you already own the property, or there is one particular concern, a specific defect survey is usually the right choice.
Will you advise on how the defect should be repaired?
I explain the appropriate repair methods in my report so you can brief contractors and obtain comparable quotations. The surveying service is kept entirely separate from my construction business.
